1. Research keyword phrases that are used in your counties, cities and neighborhoods. The only way your site will ever be found in search results is if your website contains the keywords people are using to find homes and properties in your area. Your site must contain an adequate supply of keywords to rank at the top of search results.

Cool Tool: Google Keyword Research Tool

2. Add keywords to meta tags. Make use of the meta tags on each our page of your website. Obviously, the title of your pages should reflect what's on the page, and the Description Meta Tag should describe your page while using plenty of keywords. The Keyword Meta Tag should be filled with no keywords, but no single word should be used over 3 times.

3. Use keywords in your navigation. Every site has a navigation system of some sort. Make sure your navigation makes good use of keywords and keyword phrases. This helps build your search engine rankings for those keywords.

4. Get rid of Splash Pages. Splash pages without text were popular when the web was first introduced, but today they are a hindrance to your search rankings. Your website home page needs to be filled with keywords related to your real estate service area in order to gain higher rankings.

5. Use <h1> headers in your code. Headings should be built with keywords to communicate effectively with search engine crawlers. One of the most important aspects of Search Engine Optimization on your website is the proper use of <h1> and <h2> headings.

6. Submit your site to high ranking directories. When your submission is approved to a high ranking directory such as JoeAnt, SevenSeek, DMOZ or GoGuides, your site receives instant SEO kudos as your rankings increase.

7. Make sure incoming links use the appropriate anchor text. All incoming links to your website are not the same in the eyes of search engines. If you want higher rankings, it is crucial that those sites linking to you do so with anchor text appropriate to your target keywords.

8. Participate in web forums. Take time to be active in  real estate web forums in your area, making sure to insert a link back to your own website using your main keyword as anchor text. This helps you get your name out there, generate traffic and boosts your rankings--all at the same time!

9. Start a blog. Blogging generates content and is a great way to increase your search engine rankings. You can find free blogging services as well as paid blogging services that are relatively in-expensive.

10.  Add content to your website regularly. Just like blogging, adding content and pages to your website helps your rankings because Google gives more credit to larger websites that have more content. In effect, you'll be writing for higher rankings.
